On this page you will find general information that applies to most of our transactions,
but in any event where a contract differs from the information on this page,
the signed contract supersedes.
We search high and low to land off-market lots at below-market prices. These lots are initially made available exclusively to our Subscribers.
When we land a lot, our Subscribers will either purchase it directly from us or purchase the sales contract from us (wholesale) through assignment of that contract from us to them.
Most of our sales are to seasoned land buyers (builders, investors, etc.), but everyone is welcome to participate, even first-time land buyers. We are not Real Estate Agents, but you are welcome to use a Buyer’s Agent (see Additional Topics below for more information on working with Real Estate Agents).
Our lots are available through either Direct Purchase from us or
assignment of a purchase agreement also known as Wholesale.
This is the conventional way to purchase a lot. Our direct purchase option allows our Subscribers to purchase land directly from us. This occurs with lots we already own. These lots are normally priced very competitively with comparable lots that have sold or are listed on the open market. Members will have a period of about 4-6 weeks to make offers on the lot. In the rare case that a Subscriber’s offer has not been accepted during that period, the lot may be made available to the general public on the open market.
Our wholesaling option allows our Subscribers to purchase a contract from us. This occurs through “assignment” of the contract, and allows us to bring a wider variety of lots to you at excellent prices.

Subscribers will receive a $50-100 credit (depending on subscription level) for the first closing of each of their referrals. This credit can be used for wholesale and direct purchases.
Referrals can just enter your name when signing up, and we’ll get the credit applied to your account after they close on their first lot.
For Non-Subscribers we even offer referral incentives! Non-Subscribers whose referrals close on a lot will get a choice of:

Assignments are used for lots that are being wholesaled. An assignment is where we assign a contract to you, allowing you to purchase the lot from the original Seller under the terms of the original purchase contract.
Assignments are only available for a limited time, typically 1-4 weeks. We normally wait until the end of the period to accept an offer, but when an extremely competitive offer is received, we may approve and accept prior to the end of the period. The listing will be marked “PENDING” when a Subscriber has signed an agreement and paid the deposit.
You will use our convenient online form to submit an offer for the assignment which will include the assignment fee you’re willing to pay along with the date you are able to close by and a few other key factors.
We will notify you if your offer is approved. Upon approval, you will have 24 hours to sign the contract and pay the non-refundable deposit (which will be credited to the assignment fee upon closing). If both of these are not completed within 24 hours, the assignment may be made available to the next best offer.
Once you have the contract assigned to you, you will replace us as Buyer for the property. We will connect you with the Closing Attorney and (optional) Real Estate Agent who you will work with to close on the lot.
Most seasoned buyers do not require a Buyer’s Agent, but if you are not familiar with the process, a Buyer’s Agent can be a great resource. Any of our buyers are welcome to hire a Buyer’s Agent. Agent fees are not included in our contracts, so they will be additional fees to consider.
We have pre-approved Buyer’s Agents that we have negotiated excellent flat rates with. They are familiar with land purchases and wholesaling. To avoid any conflict of interest, we receive no compensation from them. When you submit an offer, you’ll have the option to request to work with one of our pre-approved agents.
Putting in the lowest offer may get you the best price, but if you really want a lot then consider the following to make your offer more competitive:

In both Wholesaling and Direct Purchases, there will be non-refundable deposits. These deposits will be credited to either the assignment fee or purchase price at closing.
When you make an offer, you will let us know the amount you would like to deposit. This will not be paid unless we accept your offer. If your offer is accepted, you will have 24 hours to pay the deposit by check, Venmo, Zelle, Paypal, ACH, Wire Transfer.
Deposits are an important factor in selecting an offer to accept. It is a good indicator of how serious a buyer is. Occasionally we will accept a lower purchase price in favor of a higher deposit, so if there is a lot you really want, consider a competitive deposit. We recommend deposits of 1-10%+ of the total purchase price.
In addition to cash offers (preferred), we offer seller-financing on select lots, and you may also obtain third-party financing to close on our land deals.
Reward points are easy to earn and a great way to pay for your subscription or reduce the out of pocket cost of a lot.
You have to be a Casual or Pro Subscriber to earn points (sorry, no points for the Window Shoppers), and there are a lot of ways to earn points including:
Points can be redeemed at a rate of 10 pts/$1 and used as credits for subscriptions and lot purchases.
Referral credits will be awarded after the referral closes on their first lot.
Referral credits are only awarded once for each referral, but you can get unlimited referral credits for multiple referrals.
An offer analysis is a detailed analysis of your previous offers compared to the accepted offers.
When possible the analysis will include tips or recommendations to improve future offers (such as higher deposit, shorter contract length, etc.).
Full price is $99, and Pro Subcribers get discounted rate of $80.
Points are redeemed at a rate of 10 pts/$ and can be used for subscription renewals and lot purchases.
