Direct Purchase Lot: This lot is available for Direct Purchase, meaning you will be purchasing the lot directly from us. The purchase price is the price you’ll pay for the lot and does not include any due diligence or closing costs (attorney, title, survey, perc, etc.) which will be extra. We do not offer Seller-financing, but are open to third-party financing (credit union, bank, etc.).

If your offer is accepted, you’ll be notified, typically within 3 days of submitting the offer. We’ll confirm the details with you then we’ll each sign a Purchase Agreement and Contract to make it official! The general progression to closing is:

  1. We both sign Purchase Agreement and Contract.
  2. You pay deposit.
  3. We forward contract to Closing Attorney (or Real Estate Agent if you opted to hire one).
  4. You perform any due diligence you feel necessary (perc test, survey, zoning, utilities, etc.).
  5. RE Agent or Attorney will coordinate closing with you.

When placing an offer, consider how much you want the lot. Lower offers (lower price, deposit, interest rate, etc.) could result in a great deal for you, but if it’s a lot you really want, consider higher offer terms to be more competitive.

Referral credits will be awarded after the referral closes on their first lot.

Referral credits are only awarded once for each referral, but you can get unlimited referral credits for multiple referrals. 

An offer analysis is a detailed analysis of your previous offers compared to the accepted offers.

When possible the analysis will include tips or recommendations to improve future offers (such as higher deposit, shorter contract length, etc.).
